Heron Tower is a high quality commercial office and retail development in Bishopsgate a prominent site in the City.
The building is a transparent and articulate structure animated by glazed lift cars and internal office ‘villages’ each with a triple height atrium.
KKS was appointed to work with KPF to review atrium options for the typical floorplate. These varied in size and configuration, offering different structural solutions for core and columns.

Concept test-fit plans by KKS determined the efficiency of each atria option. Key drivers were net lettable area per floor and floorplates flexible enough for a variety of sector occupiers.
KKS recommended that the structural grid should align with the planning grid allowing uniform offices, enhancing the building’s marketability.
The client agreed that increased construction costs would be more than offset by ultimate benefits.

KKS suggested re-configuring the core to take advantage of views. Toilet blocks were moved to allow reception, conference and business lounge areas to be located in prime floor area.
KKS developed a tenant handbook for space planning, sub-division strategies, inter-connecting stairs (for neighbourhood atria) as well as detailing the turnkey space planning and fit-out offer.
